Terms

Effective date: 1 November 2026

These Terms of Use (the "Terms") tell you the rules for using the platform available at https://homes.me and through any Property Invest application or messaging channel we operate from time to time (together, the "Platform"), and for using any information, content, tools or materials published on or available through the Platform (the "Content"). They apply to every visitor to the Platform ("you"). Please read them carefully.

1. Who we are and how to contact us

homes.me (https://homes.me, the "Platform") is owned and operated by Emigeo Homes Real Estate LLC, a company registered in Dubai, United Arab Emirates, with its registered office at Dubai, United Arab Emirates. In these pages "we", "us" and "our" mean Emigeo Homes Real Estate LLC.

2. By using the Platform, you accept these Terms

By accessing and continuing to use the Platform you confirm that you accept these Terms and acknowledge that they govern your access to and use of the Platform and any Content. These Terms are a legally binding agreement between you and Emigeo Homes Real Estate LLC.

If you use the Platform as a business, or on behalf of a business, you confirm that you have the authority to bind that business to these Terms.

You may not use the Platform, and may not accept these Terms, if you are under eighteen (18) years of age or if you are barred from receiving or using a service of this kind under the laws of the country in which you live or from which you access the Platform. You are responsible for ensuring that everyone who uses the Platform through your device or network knows these Terms and complies with them.

If you do not agree to these Terms you must not use the Platform or any Content and should stop doing so immediately.

3. We may change these Terms

We may amend these Terms from time to time, with or without notice to you. The current version is always published on this page with its effective date. Where we are legally required to, or where a change is material and you have given us an email address, we may also tell you by email. Every time you use the Platform, please check these Terms so that you understand the rules that apply at that time. Your continued use after a change means you accept the changed Terms.

4. We may change, suspend or withdraw the Platform

We may change the way the Platform works and any Content at any time without notice, for example to reflect new features, changes in technology, market practice, the law, or our business priorities.

We do not guarantee that the Platform or any Content will always be available, free of charge, or uninterrupted. We may suspend, withdraw or restrict all or part of the Platform for business, legal or operational reasons, including maintenance and upgrades, and we aim to keep downtime short.

5. Your privacy and cookies

Our Privacy Policy explains what personal data we collect when you use the Platform, why we collect it, who we share it with and what rights you have. Our Cookie Policy lists every cookie and browser-storage item we use and how you control them. Both form part of these Terms.

6. Your right to use the Platform and the Content

Subject to your continued compliance with these Terms, we grant you a personal, limited, non-exclusive, non-transferable and revocable right to use the Platform and the Content for your own search for property in the United Arab Emirates and, if you are a broker or agent, to prepare for your own clients.

You may view and print pages, download extracts and save the reports the Platform makes for you for personal use, and you may draw other people's attention to Content on the Platform. You must not modify any printed or downloaded copy, must not use images, renders, floor plans, videos or graphics separately from the accompanying text, and must not use any part of the Content for a commercial purpose without a written licence from us.

We are the owner or the licensee of all rights, including intellectual property rights, in the Platform and the Content, including its design, text, software, data compilations, the selection and arrangement of material, the Emir AI name and robot, and the Property Invest marks. These are protected by copyright and trademark laws and treaties around the world. All rights are reserved. Developer brochures, images, floor plans, logos and names belong to their owners and are shown for information only. You may not use any of our marks or those of third parties without prior written consent.

7. Restrictions

You must not:

• use the Platform if you are under eighteen (18);
• use the Platform in any unlawful manner or for any unlawful purpose, including in breach of UAE advertising, consumer or data-protection rules;
• attempt to gain unauthorised access to the Platform, the servers on which it is stored, or any server, computer or database connected to it;
• interfere with, damage or disrupt any part of the Platform or Content, or any equipment, network, software or system used to provide it;
• knowingly introduce viruses, trojans, worms, logic bombs or other material that is malicious or technologically harmful;
• impersonate any person, submit false or misleading details, or ask another person for their password, money or personal information through the Platform;
• behave in a vulgar, offensive, harassing or objectionable manner towards our team or anyone you reach through the Platform;
• use our forms, chat or WhatsApp channels to send unsolicited advertising or spam;
• reproduce, duplicate, copy, sell, trade, resell or exploit for a commercial purpose any part of the Platform or Content;
• use manual methods or any software, device, script, robot or other process (including spiders, bots, crawlers and automated AI agents) to scrape the Platform or its Content, to build or populate a database or directory of projects, prices or developers, or to bypass any robot-exclusion rules we publish;
• frame the Platform on another site, or link to it in a way that suggests an association, approval or endorsement that does not exist, or that damages our reputation;
• reverse-engineer, decompile, disassemble or otherwise try to derive the source code of the Platform; or
• place a burden on our infrastructure that we consider unreasonable or disproportionate.

We may report any breach of these restrictions to the relevant authorities and will cooperate with them, including by disclosing your identity where the law allows.

8. No account is needed

You can use every public part of the Platform as a guest. Your saved projects, compare tray, recent searches, preferences and Emir AI conversations are stored in your own browser, not in an account, and disappear if you clear your browser data. If we introduce accounts in the future, the registration details you give must be truthful and kept up to date, you will be responsible for keeping your login confidential and for everything done under your account, and you must tell us at once at supports@homes.me if you suspect unauthorised use. Account data will be handled under our Privacy Policy.

9. Free to use; no paid services

The Platform, Emir AI and every tool on it are free for visitors. We do not sell paid listings, featured placements, leads or credits to visitors, and we do not charge you for introductions. If we ever introduce a paid service we will publish its terms and price before you can buy it.

10. Projects, listings and the data behind them

The Platform presents off-plan projects in Dubai, Abu Dhabi and Ras Al Khaimah. Each project page is built from the developer's brochures, fact sheets, price lists and data feeds, or from information our team enters from those sources. We mark the data we hold as such, and where a fact is not in our file we show it as missing rather than estimating it.

In relation to every project you acknowledge and agree that:

• prices, payment plans, handover dates, sizes, service charges, availability, permit numbers and every other figure are indicative until confirmed in writing by the developer or by your advisor, and can change without notice;
• images marked as renders are artist impressions and the finished project may differ;
• prices shown in a currency other than AED are conversions at an indicative rate stated on the page, and the contract currency is always AED;
• "verified developer" and similar badges mean that our team has checked the developer's public registration, not that we guarantee the developer or any project;
• market figures, such as Dubai Land Department transaction data or rent levels entered by our team, are shown with their source and date and are historical information, never a forecast;
• you must conduct your own due diligence, read the developer's reservation form, sale and purchase agreement and escrow details, check the project's registration with the relevant authority, and not rely on a project page as a statement by the developer.

Developers and brokers that supply information to the Platform are responsible for its accuracy. We check what we can, we remove or correct material we learn is wrong, but we cannot guarantee that every detail is complete, accurate or current.

11. Our role: a marketing portal, not the seller and not a broker

We operate the Platform as a marketing portal. This means:

• we are not the developer, not the seller and not a real-estate broker;
• we are not a party to any reservation, booking, sale and purchase agreement, escrow payment or other transaction between you and a developer or broker;
• where a licensed real-estate broker is required by law to conclude a transaction, that broker acts under its own licence and terms, which it gives you directly;
• introductions we make to developers, brokers or advisors are made in good faith, and the developer or broker is responsible for what it tells you and for the transaction;
• we never take deposits or purchase payments. Never pay anyone claiming to act for us unless a written agreement with the developer or a licensed broker is in place and the payment goes to the developer's registered escrow account. If you believe you have been the victim of fraud, contact the police and tell us at supports@homes.me.

12. No advice, no promised returns

Nothing on the Platform is financial, legal, tax, immigration or investment advice, and nothing is a promise, guarantee or forecast of a rental return, a yield, a resale price, capital growth or a visa outcome. This applies to all Content, to Emir AI, and to every tool, including Honest Check, Compare and its reports, the Matchmaker and Property DNA, the calculators, the Golden Visa and mortgage information, Around the home and the drive times, and the Contract Reader.

The calculators perform arithmetic on figures that you type and on figures our team entered from a stated source; they do not forecast anything. You are responsible for your own decisions. Take independent legal, financial and tax advice before you sign anything or pay.

13. Emir AI and our other AI tools

Emir AI is an automated assistant built on third-party AI models. It answers from the project files, documents and guides we hold; when the answer is not there it says so and offers a human advisor. You acknowledge and agree that:

• Emir AI's answers and the output of every AI tool can be incomplete, out of date or wrong, must not be taken as a statement by a developer or by us, and are provided for information only;
• every AI surface is labelled as AI and carries an information-only notice;
• you use Emir AI and the AI tools at your own risk and must verify anything you intend to rely on with your advisor and the developer;
• you must not enter passport, identity-document, bank or card details in the chat, and must not use the chat to harass, deceive or attempt to manipulate the assistant into producing unlawful or misleading content;
• we may log questions the assistant could not answer, without your identity, to improve our files, and we keep transcripts as described in the Privacy Policy.

Additional terms for individual tools are in Annex 1.

14. Your interactions with advisors, developers and brokers

The Platform helps you reach our advisors and, through them, the developers and brokers who sell the projects. Conversations with them may continue outside the Platform, for example on WhatsApp, by phone or in person. We are responsible for what our own advisors tell you on our behalf; we are not responsible for what a developer, broker or any other third party tells you, promises you or does. Be diligent, keep written records, and never share sensitive personal or financial information with anyone whose identity you have not checked.

15. Content you upload

Some tools let you upload documents or pictures, for example a contract for the Contract Reader or a photo for the photo search. You keep your rights in what you upload, and you confirm that you own it or are allowed to upload it and that it contains nothing unlawful or infringing. You grant us a limited licence to store and process it only to provide the tool to you. Uploaded material is treated as data and never as instructions, is never published or shared with other users, is not used to train AI models, and is deleted on request. We may remove uploaded material that breaches these Terms, and may disclose your identity to a third party who claims that something you uploaded infringes their rights.

16. Leads, requests and communication

When you submit a form, request a price list, brochure, floor plan or current availability, book a call or viewing, join a waiting list, or message us, you ask us to contact you about that request by phone, WhatsApp, email or SMS, and you confirm that the details you give are accurate and yours. We pass your request to an advisor and, where you asked for it, to the developer or broker concerned. Marketing messages beyond your request are sent only with your consent, which you can withdraw at any time by replying STOP, using the unsubscribe link, or writing to supports@homes.me.

When you use the Platform or email us you communicate with us electronically and you agree that notices, disclosures and other communications we send to the email address or phone number you gave satisfy any requirement that they be in writing.

17. Payments and refunds

We do not collect payments from visitors on the Platform and we do not hold client money. Any payment for a property is made by you directly to the developer under the developer's documents, and any refund is governed by those documents and the law, not by us.

18. Our liability to you

We do not exclude or limit our liability to you where it would be unlawful to do so. Subject to that, our liability is limited as follows.

If you use the Platform in a business or commercial capacity: we provide the Platform and the Content "as is" and "as available"; we exclude all implied conditions, warranties and representations; and we are not liable to you for any loss or damage, whether in contract, tort (including negligence), breach of statutory duty or otherwise, even if foreseeable, arising from your use of or inability to use the Platform or your reliance on any Content, including loss of profit, sales, business or revenue, business interruption, loss of anticipated savings, loss of opportunity, goodwill or reputation, loss or corruption of data, and indirect or consequential loss.

If you use the Platform in a personal capacity: we provide the Platform for domestic and private use only; we do not guarantee its availability or that it or any Content will be error-free or fit for a particular purpose; we are not liable for loss of profit, business or opportunity; and if we fail to comply with these Terms we are responsible only for loss or damage that is a foreseeable result of our breach or of our failing to use reasonable care and skill.

In every case we are not liable for loss arising from a developer's, broker's or other third party's acts or omissions, from errors in third-party data, from your dealings with anyone you reach through the Platform, or from events outside our reasonable control, and our total liability to you in connection with the Platform and these Terms shall not exceed one thousand UAE dirhams (AED 1,000).

19. Indemnity

You agree to compensate us and our officers, employees and agents for any loss, liability, claim or demand, including reasonable legal fees, arising from your breach of these Terms, your unlawful use of the Platform, or any material you upload.

20. Breach of these Terms

If we consider that you are in breach of any part of these Terms we may take the action we consider appropriate, including warning you, removing material you uploaded, suspending or withdrawing your right to use the Platform, blocking your access, and taking legal action.

21. Reporting wrong, illegal or infringing content

If you find Content you believe is wrong, misleading or illegal, or that infringes your intellectual property or privacy rights (or those of someone you are authorised to act for), email supports@homes.me with full details. We review every report, correct or remove Content that should not be there within a reasonable time, and will tell you what we did.

22. General

• Links to third-party sites and content. The Platform links to developers' sites, WhatsApp, maps and other third-party services for your convenience. We do not control them, do not endorse them and exclude liability for them. Their terms and privacy policies apply when you use them.
• Linking to the Platform. You may link to any page of the Platform in a way that is fair and legal and does not damage our reputation or suggest an association or endorsement that does not exist. The Platform must not be framed on another site. We may withdraw linking permission at any time.
• Viruses. We do not guarantee that the Platform will be secure or free from bugs or viruses. You are responsible for configuring your device and using your own protection software.
• Events outside our control. We are not liable for any failure or delay caused by events beyond our reasonable control, and our obligations are suspended for as long as such an event continues.
• Other agreements. If you enter a separate written agreement with us, that agreement governs its own subject matter; these Terms continue to apply to the Platform.
• Transfer of rights. We may transfer our rights and obligations under these Terms to a successor of our business. We will tell you if this happens and the transfer will not affect your rights.
• Third-party rights. These Terms are between you and us; nobody else may enforce them.
• No waiver. If we delay enforcing our rights we can still enforce them later.
• Severability. If a court finds part of these Terms unlawful, the rest continues in force.
• Territory. The Platform is directed at people interested in property in the United Arab Emirates. We cannot ensure that the Content is appropriate or lawful in every country from which it can be viewed.
• Language. These Terms are written in English. Translations are provided for convenience only and the English text prevails.
• Entire agreement. These Terms, the Privacy Policy, the Cookie Policy and Annex 1 are the whole agreement between you and us about the Platform.

23. Governing law and dispute resolution

If a dispute arises between you and us, please contact us first at supports@homes.me; we will review the matter and do our best to resolve it. If we cannot resolve it amicably, these Terms, their subject matter and their formation, and any non-contractual dispute or claim, are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have exclusive jurisdiction.

24. Annex 1: additional terms for individual tools

These additional terms apply to the tools named below in addition to the main Terms. If they conflict with the main Terms, the main Terms prevail.

Emir AI chat and voice. The assistant answers from our files and is labelled as AI. It is facilitated by third-party AI providers. Answers may be inaccurate or incomplete and are not advice. Voice features convert your speech to text and may read answers aloud; audio is processed to produce the text and is not kept beyond that unless you are told otherwise.

Honest Check. Honest Check lists what a project file says for the project, what to weigh, what the file is missing and the questions to put to the developer. It is written from the file we hold, by the assistant where available and by fixed templates otherwise. It is not a valuation, an inspection or a recommendation, and a short list of considerations does not mean a project is free of risk.

Compare and comparison reports. Compare places up to three projects side by side using our file facts and the stored Honest Check and location data. "Lowest", "earliest" and "largest" markers are arithmetic on the figures shown, not a ranking of quality. The printable report carries the date it was produced and is out of date from that moment. The AI summary on a comparison is labelled and limited to the facts in the files.

AI Matchmaker and Property DNA. The Matchmaker scores published projects against your answers and shows why each one fits and what to consider; "Emir's pick" is the assistant's suggestion from the shortlist. Scores and picks are suggestions, not advice, and you can ignore them. Your answers are stored in your browser and, if you leave your contact details, with your request so that an advisor can continue from them.

Calculators (your numbers, mortgage, Golden Visa information). The calculators perform arithmetic on the figures you type and, where offered, on figures our team entered from a stated source and date. They do not forecast rents, prices, interest rates, approvals or eligibility. Mortgage availability and terms are decided by banks; visa eligibility is decided solely by the UAE authorities, whose current rules you must check.

Around the home, drive times and the map. Places, distances and drive times come from research by the assistant, from our files and from Mapbox routing, and are approximate. They depend on traffic, the time of day and the accuracy of third-party maps. Do not rely on them for legal distances or for decisions about schools, hospitals or transport without checking with the provider.

Contract Reader. The Contract Reader extracts dates, amounts and clauses from a document you upload and lists what appears to be missing. It is an extraction tool, not legal advice, it can miss or misread clauses, and a lawyer is still required before you sign anything. Your document is processed only to produce the extraction and is deleted on request.

Photo and sketch search. These tools match a picture or sketch you provide against our project images and floor plans. Results are approximate suggestions and may include projects that do not resemble your input.

Personal reports and personal video. A report or video the Platform produces for you is built from our files at the time of production, is labelled as generated, is dated, and must not be forwarded as a developer's document.

Waiting lists. Joining a waiting list for a tool that is not yet live gives us your email for one announcement when it opens. It does not commit us to launching the tool or to a date.

WhatsApp concierge, alerts and digests. Messages on WhatsApp, and email or WhatsApp alerts and digests, are sent only after you opt in and can be stopped at any time by replying STOP or using the unsubscribe link. The assistant may answer on WhatsApp from our files and hands over to a person on request or for anything commercial.
